About the role

The Senior Manager-Asset Management ensures that every building entering operations is fully documented, compliant, and financially sound from a lease and landlord management perspective. The role is the operational gatekeeper, making sure all paperwork, CAM/NNN clarity, compliance records, and landlord obligations are in order before the operations team takes over. Beyond pre-handover readiness, the role manages ongoing landlord relationships, audits costs, drives compliance discipline, and supports the Managed Office business with cost and deal insights.

Roles and responsibilities

Pre-Opening Lease & Documentation Management

  • Ensure all building operations details, obligations, and infrastructure deliverables are properly captured and documented before handover to operations.
  • Review and validate all CAM and NNN terms to ensure clarity on inclusions, exclusions, and cost-sharing structures.
  • Drive completion and sign-off of all operations lease packets by relevant internal and external stakeholders.
  • Maintain a central repository of lease-related operational documents and ensure their accuracy and accessibility.

Building Compliance & Documentation Governance

  • Own the process of ensuring 100% building compliance across the portfolio.
  • Track, maintain, and regularly update all regulatory and statutory documents related to building operations (fire NOC, occupancy certificate, lift license, etc.).
  • Establish internal controls to prevent compliance lapses and ensure timely renewals or submissions.
  • Work closely with legal, safety, and operations teams to close any open compliance gaps.

CAM & NNN Cost Management

  • Oversee all expenses and recoveries related to CAM and NNN buildings.
  • Conduct detailed audits and variance analysis of landlord-submitted CAM statements.
  • Benchmark costs against market standards to maintain cost competitiveness. 
  • Recommend process or contract improvements based on audit findings and trends.

Landlord Relationship & Escalation Management

  • Serve as the single point of contact for all landlord escalations related to building operations.
  • Build and maintain strong working relationships with landlord operations teams.
  • Ensure landlords meet infrastructure and service obligations as per lease agreements. 
  • Hold landlords accountable for non-compliance or delays in agreed deliverables.

Market Insights & Benchmarking

  • Continuously gather market data on CAM, maintenance, and utilities costs.
  • Use market insights to negotiate better terms and refine internal cost structures.

Managed Office Business Support

  • Support the MO team with cost inputs and structure recommendations for new deals.
  • Help develop standardized cost models and turnaround proposals quickly to stay competitive.
  • Monitor MO project expenses and ensure alignment with agreed margins.
  • Join client discussions or sales calls where operational cost clarity strengthens deal conversions

Experience and Qualification

  • Any Graduate with significant and relevant experience in the Real Estate sector, or an MBA degree.
  • Strong expertise in lease documentation and understanding of commercial real estate agreements.
  • Proven experience in CAM/NNN cost management, including audits, variance analysis, and benchmarking.
  • Demonstrated capability in overseeing statutory and regulatory compliance in a real estate or operations environment (e.g., fire NOC, OC, lift license).
  • Excellent landlord relationship management skills, with experience handling escalations and ensuring adherence to obligations.
  • Strong governance and documentation management skills, with the ability to maintain high accuracy and process discipline.
