About the role
We are looking for a Lead, Facilities (Individual Contributor) to manage end to end Facilities Operations (Technical and Softservices ) for multiple sites for Bengaluru. As a Lead-Facilities, you will be responsible to Drive, Collaborate, and work closely with FM partners for service delivery.
Roles and Responsibilities:
- First point of escalation management & incident management for any building emergencies.
- Opex & Capex budget management of portfolio assigned.
- Execution of business-approved capetx project large-scale maintenance projects.
- Identifying potential opportunities for cost savings with innovation & efficiency improvement.
- Risk assessment identification & mitigation with FM partner, LL, & WW stakeholders
- Business continuity planning and 100% business uptime with necessary proactive steps.
- Ensuring 100% fire and life safety process & statutory compliances.
- Operational excellence with implementation and evaluation of the new and existing processes.
- Perform quarterly critical audits and closures of gaps as identified.
- LL lease management for ensuring maintenance deliverables as per lease.
- Review and approve R&M requests, monthly cost sheets in SAP
- Conducting due diligence from newly identified buildings & collaborating with LL, and WW stakeholders for resolution.
- Reviewing all MEP DBRs in the concept stage and sharing inputs impacting business or member experience.
- Conducting building walkthroughs as per pre-opening schedule, operational snagging, snag list completion & handover.
- Client management to ensure timely deliverables as per MSA.
- Act as the liaison between multiple teams for any escalated issues and work towards resolution.
- Solve escalated (level 2) maintenance requests submitted via the ticketing system.
- Weekly review of the salesforce data reports to Drive SLAs more than 90%.
- Identify and act on facilities’ categories with recurring SLAs below 95%.
- Ensure vendor partners meet KPI targets within the portfolio set by operations leadership.
- Client management to ensure timely deliverables as per MSA
Education and Desired Qualifications:
- Bachelors/Masters degree in Operations or a related field / Bachelors of Electrical or Mechanical Engineering
- 7- 9 years years of experience managing 5- 7 buildings infrastructure in workplace services / IFM / FM.
- Knowledge of statutory compliance, building codes, statutory permissions.
- Experience in managing multiple buildings, business continuity, risk assessment, incident management
- Experience in coordinating with Real Estate and Projects team for building handover
- Experience in implementing Six Sigma, OHSAS or ISO standards will be an added advantage
- Experience liaising with local authorities, vendor management and contract management
- Experience in managing OPEX, CAPEX and cost control
- Experience in managing building critical infrastructure
- Experience in reviewing MEP DBR with assessment of operational impacts
