About the role
We are seeking a Quantity Surveyor & Estimator to join our Interior Fit-Out Projects team in Bengaluru. In this role, you will be the backbone of our project costing and estimation function—responsible for extracting quantities from drawings, preparing BOQs, conducting detailed rate analyses, and maintaining accurate cost libraries.
You will work closely with design, procurement, and project teams to deliver fast, precise, and market-aligned estimates that empower winning proposals, cost-effective solutions, and on-time project delivery. From early-stage pricing and value engineering to real-time cost tracking and change requests, your expertise will ensure projects stay financially sound while meeting design and functionality goals.
This is a hands-on, impact-driven role suited for professionals with 5–8 years of experience in commercial interiors or fit-outs, who thrive in fast-paced environments and bring a sharp eye for detail, strong vendor/market knowledge, and a passion for creating efficient, cost-optimized project solutions.
Roles and Responsibilities
-
Extract quantities from architectural, interior, and MEP drawings (AutoCAD/Revit) to create detailed BOQs and cost estimates.
-
Carry out item-wise rate analysis (materials + labour + overheads) for all major trades: Civil, Electrical, HVAC, Firefighting, Plumbing, Networking, Furniture, etc.
-
Prepare and maintain rate databases, cost libraries, and benchmarking tools based on market intelligence and past project data.
-
Track and update prevailing market rates for materials, labour, and subcontractor services across regions.
-
Prepare unit rate-based costing sheets with speed and precision to support sales/design teams during RFPs and client pitches.
-
Support early-stage project pricing and value engineering options to meet target budgets without compromising functionality or aesthetics.
-
Scout for new materials, vendors, and technologies to optimise pricing, lead times, and installation efficiency.
-
Create and share cost comparison statements, rate breakdowns, and rate justification notes for internal approvals.
-
Provide costing support for change requests during construction, changes in scope, and quick budget revisions during design iterations.
-
Work closely with the procurement team to align cost estimates with vendor pricing, delivery timelines, and negotiated rates.
-
Monitor cost deviations against original budgets and recommend course corrections based on actual rate trends.
-
Understand key cost drivers in fast-track fit-out projects and provide pricing solutions that align with speed-to-market delivery.
Education level and Desired Qualifications
-
Bachelor’s degree in Civil Engineering, Architecture, or Quantity Surveying (or Diploma with relevant experience).
-
5–8 years of experience in cost estimation, rate analysis, or cost control within commercial interiors or design-build environments.
-
Strong command over costing for MEP, civil works, modular & custom furniture, and interior finishes.
-
Advanced skills in MS Excel, rate analysis formats, and SAP.
-
Excellent knowledge of material rates, labour productivity, and vendor ecosystems in metros
-
Ability to deliver fast and accurate costing outputs with 1–2 day turnaround, even with limited inputs.
-
Strong understanding of drawings, specifications, and technical detailing.
-
Familiarity with Indian market conditions and practical site constraints affecting cost.
