About the Role:

WeWork’s Product department is looking for an Opening Project Manager (OPM) who is a jack of all trades to manage internal and external teams to oversee the successful design and build-outs of new communities throughout the Region. This individual shall work within the Physical group comprising a team of Project Managers, architects, designers, and Sourcings managers, to ensure that the projects are delivered on time, on budget and achieving high standards of Quality. The OPM shall be responsible for the project from the moment the space has been identified through the opening and handoff to facilities. She/He is responsible for ensuring the building opens as per the standard and quality required by WeWork.  The OPM shall be able to keep the team focused on the task at hand. This individual shall have experience at various stages of development including but not limited to due diligence, bidding, contract management, people management, etc. 

 

 

Responsibilities:  

 

  • In charge of all FF&E logistics for new office openings, acting as the liaison between Development Project Manager and extended project teams (IT, AV, Procurement, Operations) 
  • Must monitor and coordinate delivery of all items on-site and carry out GRN and SRN for items.
  • Responsible for vendor management at site and to work with the PM commercially close the project once the work is completed as per the terms and conditions. 
  • Monitor data input and organization of overall quality, budget and schedule for the project and keep the PM up to date. 
  • Timely communication with the Leadership team on Project Updates/risks along with mitigation plans. 
  • Execute the opening schedule as per the Handover plan ensuring all activities, cleaning, staging and training are done accurately. 
  • Substantial involvement during Documentation and Pre-construction/Bidding to secure access agreements, finalize the budget, award contracts, and release construction Substantial involvement during Construction, Staging and Closeout to ensure construction completion and finalize invoicing.
  • Coordinate with vendor to install interior and exterior signage and ensure it is installed as per design. 
  • Develop a procurement strategy to ensure “just in time” delivery at the site. Prevent excess material storage at the site or delayed deliveries. 
  • Manage the opening crew and coordinate with the operation and community team to handle cleaners, movers, sub-contractors, vendors & the WW team. 
  • Identify and resolve issues, bottlenecks and blockages at the site to ensure the building opens on time as per schedule. 
  • Work with Operations and Community teams to successfully Handover the Project to Facilities.
  • Work with the Client solution team to get the right solution and cost out in a time-bound manner. 
  • Work with the Design and Procurement team to Value engineer at different stages of the project and save as much as possible.
  • Responsible for vendor management at site and to work with the PM commercially close the project once the work is completed as per the terms and conditions. 

Qualifications: 

  • 2-5+ years of experience in all phases of the design process from schematic design through the bid process and construction management
  • Be familiar with construction industry best practices, building & ADA codes Know AutoCAD/drafting and be able to draw construction details
  • Be a self-starter, with the ability to work independently in a fast-paced environment Experience in retail and commercial construction/development, is preferable with contract values $2M+
  • Travel as and when needed
